Dubai Islands to get a new beach and 3km of upgraded shoreline by late 2027
Nakheel has hired Mar Marine & Building Contracting for marine works on Island B, adding 320 metres of beach near Bay Villas. Completion is due in the last quarter of 2027.
Nakheel, part of Dubai Holding Real Estate, has awarded a marine works contract to rework about 3km of the western shoreline of Island B at Dubai Islands. The contractor is Mar Marine & Building Contracting. The value of the contract was not disclosed.
The work covers new breakwaters, the removal of existing rock protection along the shore, a new beach next to the Bay Villas community and repairs and refurbishment of several existing beach areas on the western side of the island. The new beach adds 320 metres of beachfront. Dubai Holding said the works are due to be finished in the fourth quarter of 2027.
Bay Villas is a community of 636 villas and townhouses on Island B. Its main construction contract, worth Dh2.6 billion, went to Fibrex Contracting in August 2025, and Al Nasr Contracting won a Dh527 million contract for the island's roads and utilities in April 2026.
For Bay Villas buyers, this sets a date for the beachfront their homes face: late 2027. For everyone else, Dubai Holding has not said whether the new and refurbished stretches will be open to the public, or what happens to beach access on Island B while the work goes on, so check Nakheel's announcements before planning a visit to that side of Dubai Islands.
